- The HOA is operated by a small group of volunteer board members, part-time caretakers and property owners. There are no full-time employees of the REV. Grand County does not own or maintain our road system.
- Services are scarce — no trash service, no pizza or flower deliveries. UPS comes here but FedEx is iffy. The nearest emergency medical services are 30 minutes away on dry roads.
- Winter access is a big concern for those with homes on the mountain. Our snow removal policy is constantly evolving with the influx of new construction, but due to our limited resources does not provide a guarantee of access to any property owner. A small group of owners pitch in on a part-time basis to maintain access to their own homes, which incidentally benefits those closer to the highway. In the 2015-16 winter season, we measured over 300 inches of snowfall where the wind does not blow. Blowing snow is a regular occurrence here, and can literally close down parts of the road system in a matter of minutes. If you intend to purchase and build in the REV, and need the assurance of reliable winter access, be prepared to purchase and operate your own snow removal equipment.

Specifically, the REV does not allow the erection of yurts, tepees or container homes, and lots are not to be used for storage of vehicles, equipment, or trailers without a permanent structure first erected.
